How can you predict the unpredictable?

Well obviously you can’t, but you can build flexibility into a plan to cope with changes in circumstances that have different impacts is something that can be done as a mitigation measure. To know that things will go wrong unpredictable and uncontrollably is a fact of running a business, especially in its early years. Showing the capability to implement contingency measures can reduce the risk (and therefore increase the value) of a business.

It’s also possible to look at repeating unplanned events, and factor in the likelihood of something happening. Unpaid bills, urgent requests, staff resignations etc. can all be expected at certain levels, and the impact assessed in advance, with a response plan created.
